📑 Please review and agree to our house rules prior to booking. Our property is not intended for guests who plan to invite a lot of visitors or have large noisy gatherings. Upon booking, you will receive a link to sign a rental agreement. A few days before arrival, we will also send an email reminder to input a credit card for the security deposit hold as well as submit a copy of your government issued ID per city regulations.
Quiet time is from 10PM-7AM per city ordinance. Noise must be kept at a reasonable level at all times and PLEASE do not let younger guests scream or yell excessively while playing in our backyard. Our home is in a very quiet, safe residential neighborhood. Excessive noise (day or night) disturbs our neighbors greatly. We use noise monitoring technology to monitor noise inside and outside our property. Parties or noise complaints from neighbors may be subject to forfeiture of entire security deposit and immediate cancellation of stay with no refunds. Guests will be alerted for excessive noise and we kindly ask for a prompt response. Of note, this property would not be a good fit for guests who plan to invite a lot of visitors. Please discuss visitors with host.
Our spa is set to 100 degrees. Guest will have acess to the Pentair control panel to turn the spa and the jets on. Our pool is heated up to 86 degrees from November through April. On colder days (< 70 degrees), our pool may not reach set temperature as the electric pool heaters rely on ambient air. Most heat pumps do not function when outside temperature is less than 55 degrees. Please observe these pool rules:

◼Turn on patio door alarm
◼ No excessive yelling or screaming at any time as this disturbs our older neighbors & the community
◼No glass, or anything breakable in or around the pool
◼Swim at your own risk. This is a private home and there is no lifeguard
◼No diving
For guests considering bringing their pet:
While we are a pet friendly property, only dogs are allowed, with a max of TWO dogs per stay. We welcome well behaved dogs that are fully house trained, at least 1 year old, & weigh less than 50 lbs. Hypoallergenic breeds are preferred. Pets will need to be approved in advance and guests must agree to our pet house rules below. Extra pet cleaning fee ($250+) may be taken from the security deposit if evidence of urine is found inside the home or pet feces found inside and/or in the backyard.
Pet House Rules:
◼Pets must be kenneled or crated if left alone at the property. Guests must bring own crate or purchase one locally (Pet Supermarket is 5 minutes drive from the house)
◼When outside the property, pets must kept on a leash (no more than 10 ft in length)
◼Please do not allow pets on furniture
◼Clean up and pick up after your pets. Please, no dog poop or urine stains in our home or backyard
Please do not use indoor fireplace. Rather, enjoy the outdoor firepit by the gazebo. We do not supply firewood as they are easy breeding ground for mold and bugs. Firewood can be easily purchased at Publix, 5 minutes from the house.
If using the outdoor BBQ grill, please shut off propane after each use and clean grill after each use. Cleaning supplies can be found under the kitchen sink.
We do our best to maintain the quality of our property by taking care of it inside and out. While we ask our weekly maintenance crew to come before guests arrive, sometime it is not possible due to their busy schedules. Occasionally, you might see our lawncare, pool, pest, and pond maintenance vendors on the property.
Our property is privately owned home, and therefore sometimes appliances or household systems (HVAC, Plumbing, WIFI, etc.) may unexpectedly malfunction. While we will do everything in our power to address any functionality issues as quickly as possible, we cannot offer refunds- full or partial, cancellations, or alternate accommodations unless the property is deemed uninhabitable.
Please also note Florida is a buggy state. The outside perimeter of our home is professionally sprayed regularly to control endemic insects. However, please understand it is not possible to get rid of all bugs, so make sure to pack bug spray.
We strongly encourage our guests to purchase travel insurance as it provides the peace of mind and financial protection in case unexpected events occur. Unfortunately, we do not process refunds outside of the cancellation policy. For cancellations within the policy timeframe, refunds will be issued minus a 5% credit card processing fee.
